My all-inclusive rates include a staging phone consultation if FSBO, image retouching and editing, and delivery of a downloadable digital gallery within 48 hours. Galleries will be ready for immediate on-line publishing and MLS use.

$25 travel fee for travel more than 15 miles outside of the Doylestown, PA area. Maximum travel 1 hour.
25-30+ digital images will be ready in 24-48 hours and delivered to the agent, homeowner, or designer via email. I can offer two galleries per request of the agent: one web-sized gallery for quick online upload, and second with high resolution images best for printing and buyer review.
Session Planning & FAQ
How should I prepare my home?
For optimal results, your home should be staged and prepped prior to the session. Staging may include professional consultation with a staging expert through your agent as well as personally cleaning out excess storage, minor interior upgrades, furniture rearranging and de-cluttering, landscape touch-ups, and fresh decor items.
In addition to proper staging under the guidance of your agent, there are a few preparatory tasks that will help with the success of our shoot. First, removing small appliances from the countertops, hiding personal items (remotes, phones, family photos, etc.) from tables, putting away hygiene items from bathrooms and bedrooms, and storing away children’s toys and pet items are all helpful.
Second, for the exterior of the property it is helpful if the yard is neatly landscaped, trashcans and unnecessary items are kept in the garage or out of view, and cars are not in the driveway nor parked in front of the property. Finally, for lighting and composition, it is best if all blinds are up, shades or drapes are open, and all lights are on. As I approach each room, we may slightly move items in order to get the best composition and images for you.
Do I need an agent?
You do not need an agent to sell your home, but it is highly recommended in our current market. I can refer you to a few very successful agents in our area if you need a referral. If you decide to sell on your own, you would fall under a FSBO (for sale by owner) listing. Support for FSBO sales can be found on HomeLister and For Sale By Owner.
